Violations/Liens are all for the usual simple exterior issues you'd be addressing anyways:

The ONLY reason this deal is priced so cheap, are the existing liens and violations that Buyer will need to sign a hold harmless for at closing.
Post Occupancy:
Property will remain occupied until 10/24/24 with $10k left in escrow for post occupancy agreement.
Wood Frame Construction.
Comps are predominately wood frame construction as well. Only a few inferior CBS properties were considered due to size either a substantially inferior size or condition.
